Rajasthan Stamp Duty Calculator

Rajasthan is the state where the headline rate lies twice: 6% duty becomes nearly 8% once the cow cess and infrastructure surcharge riding on it are counted. This page prices the real bill, plus the registration and the EMI.

Rajasthan stamp duty on a conveyance is 6% of the higher of the agreement value and the DLC rate (5% for a woman sole owner), plus surcharges of 33% charged on the duty — a 20% cow cess and a 13% infrastructure surcharge — and a 1% registration fee.

About this calculator

The base conveyance duty in Rajasthan under the Rajasthan Stamp Act, 1998 is 6% of the market value — the higher of your agreement value and the DLC (district level committee) rate for the locality. A woman buying in her sole name pays 5%. Joint ownership does not split the difference here: a deed with a male joint owner is charged at the standard 6%. Women from SC, ST and BPL families pay a further-reduced 4% base rate under a separate concession — noted here for completeness; this calculator models the general 5% women’s rate.

Then the surcharges arrive, and they are why Rajasthan bills surprise buyers. Two levies are charged as percentages of the duty itself, not of the value: a 20% cow cess (Section 3-B of the Stamp Act) and an infrastructure surcharge (Section 3-A), which the Finance Department raised from 10% to 13% with effect from its February 2026 notification — 33% on top of the duty in total. The effective duty is therefore 7.98% of the value for a man and 6.65% for a woman, before the separate 1% registration fee (payable up to 100% of the duty amount). On a ₹75 lakh Jaipur home the surcharges alone add ₹1,48,500 to the man’s bill — more than the entire registration fee.

How to use it

  1. Enter the agreement value — or the DLC-rate value if it is higher, because duty follows the higher figure.
  2. Tick the woman-buyer box only for a woman sole owner: joint ownership is charged at the standard 6% in Rajasthan.
  3. Read the duty result as duty + both surcharges combined — the formula section separates the stack line by line.
  4. Set the down payment, rate and tenure to see the EMI the charges must be budgeted alongside.

The formula

Duty = value × 6% (woman sole owner 5%); surcharges = duty × 33% (20% cow cess + 13% infrastructure surcharge); registration = 1% of value

Rates per the Registration & Stamps Department, Government of Rajasthan (IGRS Rajasthan), under the Rajasthan Stamp Act, 1998 — surcharge structure of Sections 3-A and 3-B, with the infrastructure surcharge at 13% per the Finance Department notification of 11 February 2026 (10% before). The base is the higher of agreement value and DLC rate. EMI uses the standard reducing-balance annuity.

Worked example

A ₹75,00,000 Jaipur home with ₹15,00,000 down: duty at 6% is ₹4,50,000, the 33% surcharges add ₹1,48,500, and registration at 1% adds ₹75,000 — ₹6,73,500 of charges in total, and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. In a woman’s sole name the duty is 5% (₹3,75,000) and the surcharges shrink with it to ₹1,23,750: ₹5,73,750 all-in, a saving of ₹99,750.

Frequently asked questions

What is the stamp duty in Jaipur in 2026?

On paper 6% of the value (5% for a woman sole owner) — but the real duty, after the 20% cow cess and 13% infrastructure surcharge charged on the duty, is 7.98% for a man and 6.65% for a woman. Add 1% registration. A ₹75 lakh home in Jaipur pays ₹5,98,500 of duty and surcharges plus ₹75,000 registration in a man’s name: ₹6,73,500 in total.

What are the surcharges on Rajasthan stamp duty?

Two, both charged as a percentage of the duty rather than the property value: the cow cess under Section 3-B at 20%, earmarked for cow shelters, and an infrastructure surcharge under Section 3-A, raised from 10% to 13% by Finance Department notification in February 2026. Together they add 33% to whatever duty your deed attracts — including the reduced duty a woman buyer pays.

How much does a woman save on stamp duty in Rajasthan?

One point of base duty — 5% instead of 6% — and because the surcharges ride on the duty, they shrink by a third of that point too: the effective rate is 6.65% against 7.98%. On a ₹75 lakh home the saving is ₹99,750. Note the concession needs sole ownership: joint ownership with a man is charged at the full 6% base rate. SC, ST and BPL-category women qualify for a further-reduced 4% base rate under a separate concession.

What is the DLC rate and why does it decide my bill?

The district level committee (DLC) rate is Rajasthan’s government value for land and buildings, locality by locality — the state’s circle-rate equivalent, published through the IGRS Rajasthan portal. Duty, surcharges and registration are all charged on the higher of your agreement value and the DLC value, so a bargain struck below the DLC rate does not reduce what you pay at the sub-registrar.

What formula does this rajasthan stamp duty calculator use?
