About this calculator
Haryana’s conveyance duty is set by two switches. Inside municipal limits — Gurgaon, Faridabad, Panchkula, Ambala and the other urban local bodies — a male buyer pays 7% of the value, a woman sole owner 5%, and joint man + woman ownership 6%. Outside municipal limits every rate drops two points: 5%, 3% and 4%. The women’s concession is a straight 2 points in both areas, one of the most valuable in India: on a ₹75 lakh Gurgaon home in a woman’s sole name it is worth ₹1,50,000. Duty is charged on the higher of the agreement value and the circle rate for the sector, published on the Jamabandi portal.
The registration fee is where Haryana leaves the national pattern behind. Instead of a percentage, it follows a slab table: ₹100 on values up to ₹50,000, ₹1,000 to ₹5 lakh, then ₹5,000, ₹10,000 and ₹12,500 through the middle values, rising ₹5,000 per ₹10 lakh slab to a hard cap of ₹50,000 once the value passes ₹90 lakh. On a ₹2 crore Gurgaon home the registration line is still ₹50,000 — where Delhi would charge ₹2,00,000 and UP the same. Calculators that show Haryana registration as a flat 1% are using another state’s rule and will overstate the fee on any home above ₹50 lakh.
How to use it
- Enter the agreement value — or the circle-rate value for the sector if it is higher, because duty follows the higher figure (check yours on Jamabandi).
- Pick the area: inside municipal limits covers the NCR cities; most plotted colonies on the urban edge are inside too — the tehsil record decides.
- Tick woman buyer for a woman sole owner, or joint ownership for a man + woman title; leave both unticked for the standard rate.
- Read the registration line against the slab table in the formula section — above ₹90 lakh it never moves again.
The formula
Duty rates and the registration fee slab table per the Revenue & Disaster Management Department, Haryana (Jamabandi), October 2026: slabs run ₹100 (≤ ₹50,000), ₹1,000 (≤ ₹5 lakh), ₹5,000 (≤ ₹10 lakh), ₹10,000 (≤ ₹20 lakh), ₹12,500 (≤ ₹25 lakh), then ₹20,000–₹45,000 in ₹5,000 steps per ₹10 lakh slab, and ₹50,000 above ₹90 lakh. The base is the higher of agreement value and circle rate. EMI uses the standard reducing-balance annuity.
Worked example
A ₹75,00,000 Gurgaon home with ₹15,00,000 down: a male buyer pays ₹5,25,000 duty at 7% and the slab registration fee of ₹40,000 — ₹5,65,000 of charges — and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. In a woman’s sole name the duty falls to 5%: ₹3,75,000, saving ₹1,50,000. Joint ownership lands between at ₹4,50,000 duty. Outside municipal limits the standard duty would be ₹3,75,000 with the same ₹40,000 fee.

Frequently asked questions
What is the stamp duty in Gurgaon in 2026?
Gurgaon is inside municipal limits, so: 7% of the value for a male buyer, 5% for a woman sole owner and 6% for joint ownership, on the higher of the agreement value and the sector circle rate. Add the slab registration fee — ₹40,000 on a ₹75 lakh home, and never more than ₹50,000. A ₹75 lakh flat in a man’s name pays ₹5,65,000 of charges in total; in a woman’s sole name, ₹4,15,000.
Why is Haryana’s registration fee not 1%?
Because Haryana never adopted the flat-percentage model for conveyances. Its registration fee is a published slab table that climbs from ₹100 to a ₹50,000 cap at ₹90 lakh of value and then stops. On homes above ₹50 lakh the slab fee is always less than 1% — on a ₹2 crore home it is a quarter of what a 1% state charges — which is why calculators that borrow another state’s 1% rule overstate Haryana bills.
How much does a woman save on stamp duty in Haryana?
Two percentage points of the value in both areas: 5% instead of 7% inside municipal limits, 3% instead of 5% outside. On a ₹75 lakh Gurgaon home that is ₹1,50,000 — the joint-largest women’s concession among the states covered here, matching Delhi’s two-point gap. Joint ownership earns half of it (one point).
What value is Haryana stamp duty charged on?
The higher of your agreement value and the circle rate for the sector and property type, set by the district administration and published on the Jamabandi portal. Gurgaon’s circle rates vary sharply by sector and are revised periodically, so check the current rate for your exact sector before budgeting — a price agreed below the circle rate is still taxed at the circle rate.
What formula does this haryana stamp duty calculator use?
Duty = value × 7% urban / 5% rural (women −2 points, joint −1 point); registration = slab fee: ₹100 → ₹50,000 by value, capped above ₹90 lakh Duty rates and the registration fee slab table per the Revenue & Disaster Management Department, Haryana (Jamabandi), October 2026: slabs run ₹100 (≤ ₹50,000), ₹1,000 (≤ ₹5 lakh), ₹5,000 (≤ ₹10 lakh), ₹10,000 (≤ ₹20 lakh), ₹12,500 (≤ ₹25 lakh), then ₹20,000–₹45,000 in ₹5,000 steps per ₹10 lakh slab, and ₹50,000 above ₹90 lakh.
