About this calculator
Delhi’s conveyance duty has been gender-priced for two decades: 6% of the value where the buyer is a man, 4% where the buyer is a woman, and 5% for joint ownership between a man and a woman — rates stated by the Delhi Revenue Department for sale and gift deeds alike. On a ₹75 lakh home that two-point gap is ₹1,50,000, the largest women’s concession among India’s big-city markets, and it is the reason so many Delhi homes are registered in the wife’s or mother’s sole name. The duty is charged on the higher of the agreement value and the locality’s circle rate, colony by colony (categories A to H).
Registration adds 1% of the value plus a flat ₹100 pasting charge, with no cap — unlike Maharashtra, Delhi’s registration line keeps scaling with the price. Two local wrinkles to know: homes in NDMC areas have historically carried slightly lower duty (5.5% / 3.5% / 4.5%), and Delhi Cantonment has its own schedule, so if the property sits in either, confirm the figure with the Sub-Registrar before relying on the standard rates here. The 20% circle-rate rebate that softened Delhi bills through the pandemic years ended on 31 December 2025, so from 2026 the full notified circle rate applies.
How to use it
- Enter the agreement value — or the circle-rate value for the colony if it is higher, because duty follows the higher figure.
- Tick woman buyer for a woman sole owner, or joint ownership for a man + woman title; leave both unticked for the standard 6%.
- Set the down payment, rate and tenure to see the EMI the duty must be budgeted alongside.
- Read duty and registration separately: the concession applies to the duty, the 1% registration is the same for everyone.
The formula
Rates per the Revenue Department, Government of NCT of Delhi, for conveyance deeds, October 2026; the base is the higher of agreement value and circle rate. NDMC and Delhi Cantonment areas follow their own slightly lower schedules — the page copy flags both. EMI uses the standard reducing-balance annuity.
Worked example
A ₹75,00,000 Delhi home with ₹15,00,000 down: a male buyer pays ₹4,50,000 duty + ₹75,100 registration = ₹5,25,100, and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. The same home in a woman’s sole name pays ₹3,00,000 + ₹75,100 = ₹3,75,100 — ₹1,50,000 less. Joint ownership lands between: ₹3,75,000 duty, ₹4,50,100 all-in.

Frequently asked questions
What is the stamp duty in Delhi in 2026?
On a sale deed: 6% of the value for a male buyer, 4% for a woman and 5% for joint man + woman ownership, charged on the higher of the agreement value and the colony’s circle rate. Add a 1% registration fee plus ₹100 pasting. A ₹1 crore home therefore pays ₹7,00,100 of charges for a man and ₹5,00,100 for a woman.
How much does a woman save on stamp duty in Delhi?
Two percentage points of the property value — ₹2,00,000 on a ₹1 crore home, ₹1,50,000 on a ₹75 lakh home. The concession needs the woman to be the buyer on the deed (sole ownership earns the full 4%; adding a male joint owner moves the rate to 5%). It is a Delhi Revenue Department rate, not a bank offer, and it applies to gift deeds at the same rates.
What is the pasting charge in Delhi registration?
A flat ₹100 added to the 1% registration fee at the Sub-Registrar’s office, a legacy of physically pasting copies of the deed into the registration books. It is small enough to ignore in a budget and large enough to confuse a calculator check — it is included in the registration line here so your total matches the counter’s.
Did Delhi’s circle rate rebate really end?
Yes. The 20% rebate on circle rates that applied through the pandemic period was withdrawn after 31 December 2025; from January 2026 duty is computed on the full notified circle rate wherever it exceeds the agreement value. If you are comparing against a neighbour’s 2024 registration bill, that difference alone can explain a higher figure this year.
What formula does this delhi stamp duty calculator use?
Duty = value × 6% (man) / 4% (woman) / 5% (joint); registration = 1% of value + ₹100 pasting charge Rates per the Revenue Department, Government of NCT of Delhi, for conveyance deeds, October 2026; the base is the higher of agreement value and circle rate. NDMC and Delhi Cantonment areas follow their own slightly lower schedules — the page copy flags both. EMI uses the standard reducing-balance annuity. The worked example on this page applies the formula step by step with real numbers, so you can verify the result by hand.
