Telangana Stamp Duty Calculator

Telangana reaches the same 7.5% total by two different routes — cities split it three ways, villages two. This page prices the duty, the transfer duty, the registration and the EMI together.

A Telangana sale deed totals 7.5% of the higher of the agreement value and the government market value: 5.5% stamp duty plus 1.5% transfer duty and a 0.5% registration fee in municipal areas, or 5.5% stamp duty and a 2% registration fee in gram panchayat areas.

About this calculator

A Telangana sale deed carries three charges that the Registration & Stamps Department publishes as separate columns of its duty table. In Hyderabad and the other municipal areas the stamp duty is 5.5% of the value, a transfer duty of 1.5% is levied for the local body, and the registration fee is 0.5% — 7.5% all-in. In gram panchayat areas there is no transfer duty, but the registration fee is 2% instead of 0.5%, so the total lands at the same 7.5% by a different route. The structure dates from the state’s September 2021 revision and has not changed since; what has changed is the base — the government market values the charges are levied on were raised in slabs during 2026, steeply in parts of Hyderabad.

The duty is charged on the higher of your agreement value and the government market value for the survey number, locality by locality. There is no women’s concession in Telangana — the rate is the same whoever buys — and no cap on any of the three charges, so on the high-value homes of Hyderabad’s western corridor the bill scales without limit: a ₹2 crore flat pays ₹15,00,000 of charges before a rupee of the loan is considered. Some older guides still quote a 6% urban total from before the 2021 revision; that split (4% duty + 1.5% transfer + 0.5% registration) has not been the applied position since.

How to use it

  1. Enter the agreement value — or the government market value from the Registration & Stamps portal if it is higher, because the charges follow the higher figure.
  2. Pick the area honestly: municipal areas and gram panchayats reach the same 7.5% total by different splits, and the split is what the counter will show.
  3. Set the down payment, rate and tenure to read the EMI beside the charges.
  4. Read the duty line as stamp duty + transfer duty combined (5.5% + 1.5% in municipal areas) — the formula section separates them.

The formula

Municipal areas: stamp duty 5.5% + transfer duty 1.5% + registration 0.5%. Gram panchayat areas: stamp duty 5.5% + registration 2%. Total 7.5% either way

Rates per the Registration & Stamps Department, Government of Telangana, duty and fee table as revised in September 2021, current October 2026. The base is the higher of agreement value and the government market value. EMI uses the standard reducing-balance annuity.

Worked example

A ₹75,00,000 Hyderabad home with ₹15,00,000 down: stamp duty ₹4,12,500, transfer duty ₹1,12,500 and registration ₹37,500 — ₹5,62,500 of charges in total, and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. The same value in a gram panchayat area pays ₹4,12,500 duty + ₹1,50,000 registration — the identical ₹5,62,500, split differently.

Frequently asked questions

What is the stamp duty in Hyderabad in 2026?

A sale deed totals 7.5% of the value: 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, charged on the higher of the agreement value and the government market value. A ₹75 lakh flat pays ₹5,62,500 of charges; a ₹2 crore flat pays ₹15,00,000. Rates have been unchanged since September 2021 — the 2026 change was to market values, not rates.

What is transfer duty in Telangana?

A 1.5% levy on sale deeds in municipal and corporation areas, collected with the stamp duty and passed to the local body. Gram panchayat areas do not pay it — but their registration fee is 2% instead of 0.5%, so the all-in total is 7.5% in both cases. It is the line most often missed when buyers copy a “5.5% stamp duty” headline into their budget.

Do women buyers get a concession in Telangana?

No. Telangana charges the same stamp duty, transfer duty and registration fee whoever buys — there is no gender concession in the state’s schedule, unlike neighbouring Maharashtra or nearby UP and Haryana. The name on the deed changes nothing at the registration counter here.

Why did my Hyderabad registration bill rise in 2026 if rates did not change?

Because the base moved. From June 2026 the state raised government market values in slabs of 25% to 100%, with the steepest rises in high-value pockets around Hyderabad. Duty follows the higher of your price and that market value, so the same flat at the same price can owe noticeably more than a neighbour’s 2025 registration.

What formula does this telangana stamp duty calculator use?
